Background:

The Penguin Patch Development is a commercial development that includes office, light manufacturing, and warehousing land uses. The Specific Use Permit approval of this development was conditioned based on the site plan approval. A Planning and Zoning Commission recommendation is required on zoning change (SUP) conditions. The proposed site plan is in conformance with the Specific Use Permit and meets all the requirements addressed in the Unified Development Code. 

 

Site Layout:

Meets requirements designated in the Unified Development Code including all building setbacks and height requirements. The proposed landscaping and tree preservation plan, trail design and parking all meet requirements designated in Unified Development Code based on the uses of mini-warehousing and office.                      

 

Citizen Input:

A Site Plan application, does not require a public hearing, so no public hearing notifications were sent out to the surrounding property owners for this request. The public will have an opportunity to speak on this agenda item at the “Persons To Be Heard”.

Alternatives:

The Planning and Zoning Commission has the following options when considering a Site Plan:

§                     Recommend approval as submitted

§                     Recommend approval with modified or additional condition(s)

§                     Tabling the agenda item to a specific date with clarification of intent and purpose

§                     Recommend denial

                     

City Council Action:

If the Planning and Zoning Commission takes action and makes a recommendation on this agenda item, then this Site Plan application will be scheduled for City Council action on August 15, 2023.
