Background:

                     The purpose of this Replat is to subdivide this lot into two lots for additional development

 

                     The applicant has conveyed that they intend to construct a building, or buildings on Lot 2R2, while they are considering to use Lot 2R1 for additional parking.

 

Lot Size and Dimension:

                     Lot 2R1 is proposed as 48,048 square-feet or 1.103 acres.

 

                     Lot 2R2 is proposed as 37,636 square-feet or .864 acres

 

Setbacks:

All setbacks will comply with the zoning regulations of Retail, which includes a 30’ setback line indicated on the plat.

 

Summary:

The applicant has met the requirements of the UDC for this Replat. Staff forwards this Plat application to the Planning and Zoning Commission for approval as presented.

 

Citizen Input:

A replat does not require a public hearing, so no public hearing notifications were sent out to the surrounding property owners for this request. The public will have an opportunity to speak on this agenda item during the “Persons To Be Heard”.

 

Alternatives:

The Planning and Zoning Commission has the following options when considering a plat application which meets all UDC requirements:
