Consider a resolution approving AUI Partners, LLC, of Fort Worth, Texas, as the Construction Manager at Risk (CMAR) for the Keller Police Department Renovation Project, for the Keller Police Department; and authorizing the City Manager to execute all documents relating thereto on behalf of the City of Keller, Texas.
Action Requested:
Consider a resolution approving AUI Partners, LLC as the Construction Manager at Risk (CMAR). The fees for these services include $2,500 for pre-construction services and $270,854.00 for estimated general conditions for a total of $273,354 and approve AUI Partners, LLC to manage the renovation of the existing police building.
Background:
A contract is being presented for approval by City Council on this date, March 21, 2023, to proceed with AUI Partners, LLC.
Staff advertised for a Construction Manager at Risk (CMAR) as part of a two-piece sealed Request for Qualifications (RFQ) process. Six (6) companies responded and AUI Partners, LLC was unanimously chosen as being the most qualified among the four (4) staff members assigned to the selection committee. As required by State bidding laws, once AUI Partners, LLC was selected, their fee proposal was opened. The fees total $273,354 for combined pre-construction services and estimated general conditions.
Their actual construction phase fee will be established as part of the Guaranteed Maximum Price (GMP), which will be determined when the design is finalized based upon complexity and timeline. Their Construction Phase Fee Percentage is three percent (3%) of the Guaranteed Maximum Price
Financial Impact:
The estimated cost of this project is $4,350,000.
This project will be funded entirely through the Crime Control & Prevention District Fund balance.

The City Attorney has been provided the proposed agreement.
