Body

Background:

On August 7, 2015, the Site Plan for the Bowden Event Center, which wraps this site, was approved. In 2016, the plat for the Bowden Center was approved. This parcel proposed for replatting today was part of the original Bowden plat.

The purpose of this Replat is to subdivide this lot into two lots for additional development.

The applicant has proposed a 4,000 square-foot Medical Office building for Lot 3R1 and a 16,722 square-foot office building for Lot 3R2.

Lot Size and Dimension:

Lot 3R1 is proposed as 33,689 square-feet or .773 acres.

Lot 3R2 is proposed as 72,091 square-feet or 1.655 acres

Setbacks:

All setbacks will comply with the regulations of the Retail zoning district, which includes a 30’ building setback from Keller Parkway as indicated on the plat.

Summary:

The applicant has met the requirements of the UDC for this Replat. Staff forwards this Replat application to the Planning and Zoning Commission for approval as presented.

Citizen Input:

A replat does not require a public hearing, so no public hearing notifications were sent out to the surrounding property owners for this request. The public will have an opportunity to speak on this agenda item during the “Persons To Be Heard”.

Alternatives:

The Planning and Zoning Commission has the following options when considering a plat application which meets all UDC requirements:

§                     Approve as submitted.
