Background:
The purpose of this replat is to subdivide two existing lots into 17 residential lots, one landscape/buffer lot and one lot that will continue to be occupied by New Hope Lutheran Church.
Process:
The subject property is zoned Single Family Residential - 8,400 square-foot lots (SF-8.4). The proposed plat meets all UDC requirements for the base zoning district (UDC Section 8.11), so no rezone is required.
Any plat exceeding four lots is considered a Major Subdivision Plat according to UDC Section 4.08. This code section also authorizes the Planning and Zoning Commission to give final approval for Major Subdivision Plats with no variances.
