Action Requested:
Consider a resolution approving a development agreement with GS-PG Keller Center Stage Owner, LLC of Irving, Texas in the amount of $1,895,842.12 and authorizing the City Manager to execute all related documents on behalf of the City of Keller, Texas.
Background:
The developer of the multi-family portion of the Center Stage development will construct a sanitary sewer line from the northern portion of the development to the Trinity River Authority’s metering station at the northern city limit in the Marshall Ridge subdivision. The city will participate in the cost of this line in the amount of $1,895,842.12 as it is consistent with the utility master plan.
City staff worked with the developer’s engineer and Freese and Nichols, who is currently updating the city’s utility master plan, to determine the most cost effective solution to serving the development with sanitary sewer. The City’s previous utility master plan identified the existing sanitary sewer line in the Marshall Ridge subdivision would require an increase in size to serve future development. The Center Stage development is that future development. The current update to the utility master plan confirmed the size increase and determined equitable cost sharing. Because the proposed sanitary sewer line is included in the utility master plan, the city will participate in the construction costs. The developer covered the design costs and will manage the construction. City staff will inspect the construction.
Financial Impact:
Funding is provided in the Water & Wastewater Capital Improvements Project Fund with funding provided by the Wastewater Impact Fee Fund.
