Consider a resolution adopting 44,940 as the official population as of January 1, 2018, for the City of Keller, Texas.
Action Requested:
Council adoption of the official population for the City of Keller.
Background:
Each year, City Staff works with the North Central Texas Council of Governments (NCTCOG) on the development of population estimates for Keller based on our housing information for the past calendar year. After NCTCOG publishes its annual Population Estimate Report for the entire DFW Region, City Staff presents the population estimate to City Council for official adoption.
Last year, Keller adopted the official population of 44,620 for Keller as of January 1, 2017. Based on the 2018 NCTCOG Population Estimates Report for Tarrant County, the City added 320 people from the previous year. (Please note that NCTCOG rounds up their estimates to the nearest 50th place).
The methodology for obtaining this estimate is based on number of building permits issued for new home construction (this includes single-family, multi-family, mobile homes, and group quarters) from January 1, 2017 to December 31, 2017. The occupancy rates and average household sizes are pre-defined annually by NCTCOG officials as they are multiplied with the number of housing units. The numbers of units that have been demolished and have not completed construction in the past year are then removed from the final totals which give us the estimated population as of January 1, 2018. Below is a summary of the population increase for this past year.
