Background:

In 1987, the subject properties were annexed into the City of Keller and zoned Single Family Residential - 36,000 square foot minimum (SF-36). Three of the lots (29, 34, and 36) were previously platted. The other seven were not. (See Exhibit A: Plat)The Preliminary Site Evaluation was approved by the Planning and Zoning Commission on January 28, 2019. At this meeting, the Planning and Zoning Commission desired confirmation regarding the lots extending out into the right-of-way. The Owners provided surveys of each property to indicate that the lots extend into the right-of-way. (See Exhibit B: Property Surveys.)

 

Drainage & Utilities:

The applicant has provided utility and drainage plans to the City; they have been reviewed and released for construction, pending plat approval.

 

Citizen Input:

On June 14, 2019, the City mailed out 36 letters of Notifications for this Public Hearing and the associated zoning change to all property owners within three hundred feet (300’) of the subject site. Notification of a Public Hearing was published in the local newspaper Fort Worth Star-Telegram fifteen (15) days prior on June 16, 2019. A replat of residential property requires a public hearing per State Law. As of July 3, 2019, no comments were received either in support of or opposition to the proposed plat.

 

Summary:

The applicant has met the requirements of the UDC for this Replat.

 

Analysis:

This Replat application meets all UDC requirements. Staff forwards this Replat application for Planning and Zoning Commission consideration for approval as presented.
